The constructed surface of the houses varies between 265 and 274 m². Built with the highest quality standards, all of them include fitted wardrobes and a private garage.

Owners of Villas Del Tenis will also receive the Abama Owners Card, which offers owners and their family members special advantages and discounts within the resort.
Owners of Villas Del Tenis automatically became members of the Abama Prestige Owners’ Club, launched in late 2018 with the goal of enriching the lives of our owners through wonderful events and carefully tailored cultural experiences. The Club hosts our biggest annual event, the Abama Owners’ Cup, but the program has been dramatically expanded, both within the resort and beyond its gates.
Owners can enjoy our tournaments and golf courses, but also a series of exclusive excursions that allow small groups of residents to get to know each other and the island accompanied by expert guides and, in true Abama style, at excellent prices.
The Rental Program will be managed by an experienced and professional rental management company, MyWay Hotels & Resorts. The owner will be compensated, every six months, for the use of the rent mentioned above.
Owners can use their properties themselves for a maximum period of 6 months (26 weeks) per year. Owners will receive 40% of total operating income earned from lodging services provided to guests. This income includes the income from the sale of the accommodations, without extra costs or indirect taxes, after deducting the expenses of distribution and representation, including, among other concepts, commissions.
The owners will be responsible for paying a monthly community fee, the amount of which will depend on the square meters of the apartment owned. These costs will include the following services:
Maintenance of the exterior of your home, maintenance of the interior of your home, technical installations and security communications.
Pool maintenance and lifeguard. Owners will be responsible for all taxes and insurance associated with the property.
Owners will dedicate 4.5% of their rental income to the annual Capex reserve. MyWay Hotels & Resorts will be responsible for holding the Capex reserve and depositing it into a reserve funds account.
Las Villas Del Tenis is a unique type of property that allows you to enjoy the vacation you love and earn rental income at the same time. The community is guided by a set of conditions designed to maintain the transparency, tranquility and integrity of the resort.
The owners must inform MyWay Hotels & Resorts, at least nine (9) months in advance of each season, of the periods of time that the apartment will be dedicated to tourist use. For this, it is considered that there are two seasons:
The Summer Season, which runs from May 1 to October 31. Owners must plan their rental weeks by the prior August 31st.
The winter season, which runs from November 1 to April 30. Owners must plan their rental weeks before the previous February 28th.
The periods that Owners plan to use their villas as a rental managed by MyWay Hotels & Resorts may alternate.
The contract term with MyWay Hotels & Resorts for the villa rental program is 16 years.
There is a set of rules for the owners to ensure that the tranquility, elegance and visual unity of Abama are maintained for the enjoyment of the entire community. All owners and their guests and guests must assume compliance with these ordinances.
